A model is only as good as the trust you can place in it

A retaining wall from a 1978 drawing and a scanned kerb look identical in the viewer. Only the attribute makes the difference visible.

That is why every element states where it came from and how accurate it is. By script, not by hand, so it is just as reliable for 1,000 elements as for ten.

Surveyed or scanned

Elements taken directly from the point cloud or the survey. The agreed accuracy applies here.

B

From existing drawings

Elements that cannot be scanned, such as foundations or buried walls. Modelled from drawings, with the sources documented.

C

Assumed

Hidden elements without drawings, modelled to a scheme agreed in advance. Clearly marked, with a log of open points.

The category is stored as a property set in the IFC. Designers can filter or colour by it in any viewer without having to ask.

What we do not claim

  • Hidden depths, for example of utilities or foundations, are assumptions and are marked as such.
  • An as-built model does not replace clash clearance. Open conflicts are listed, not hidden.
  • Elements from drawings are as accurate as the drawings. The source is stored on the element.

Six steps to a verifiable as-built model

Survey and modelling coordinated from a single source. Automation wherever it improves quality.

    Perimeter and requirements

    We agree on perimeter, level of detail (LOD/LOG), classification and delivery formats. Your element plans and specifications are adopted.

  2. 02

    Survey

    Our survey partner scans with mobile scanners in built-up areas and with terrestrial scanners in open terrain, tied to a control network. Existing point clouds are welcome too.

  3. 03

    Registration and cleaning

    Check and merge point clouds, remove noise and classify. With Cyclone 3DR and our own scripts.

  4. 04

    Breaklines and terrain model

    Breaklines are captured semi-automatically and meshed into a gap-free digital terrain model.

  5. 05

    Modelling in IFC 4.3

    Elements with IFC types, classification and property sets. Scripts place recurring objects such as manholes or signs.

  6. 06

    Verification and delivery

    The model is checked against the point cloud, a QA report is produced, then all formats are delivered.

Grepperstrasse, Küssnacht am Rigi

As-built model of a road corridor · Canton of Schwyz · 2026

Drive through the IFC as-built model (time-lapse).

For the rehabilitation of Grepperstrasse, the Canton of Schwyz needed a reliable 3D as-built model of the road corridor. AFRY Switzerland scanned with mobile and terrestrial scanners, Bimatic built the model, terrain model and site plan.

Finally, AFRY overlaid the point cloud on the finished model in false colour: no systematic deviation, not even at the edges of the perimeter.

You need a reliable basis for rehabilitation or redesign and want to know which part of the model you can trust.

You receive a model you can reuse in Civil 3D, Revit, Allplan or Archicad, with element plan and classification to your specifications.

You scan, we model. As a partner working in LV95, with infrastructure know-how and aligned with your delivery formats. Your clients get the as-built model from a single source.

Frequently asked questions

What does an as-built model from a point cloud cost?

The price depends on the perimeter, the level of detail (LOG), the share of elements that can be automated, the quality of existing drawings and options such as manhole reports or visualisations. After a short call and a look at the perimeter, you receive a quote with a cost ceiling.

Do I need to commission the scan myself?

No. Bimatic works with survey partners such as AFRY Switzerland, who scan with mobile NavVis systems and terrestrial Leica scanners. We also take existing point clouds in E57, LAS or RCP format and check them for registration errors before modelling.

Do you work with element plans and data catalogues?

Yes. We model according to the client's element plan, classify for example to the Swiss VSS standard and transfer attributes from asset data directly onto the IFC object. On request, we check the model automatically against a data catalogue.

How long does a project take?

It depends on the perimeter. For Grepperstrasse, about six weeks passed between the scans in early June and the delivery of model, terrain model and site plan.
